What's Actually Included in a Lawn Treatment Program? (And What You're Really Paying For)

“Lawn treatment program” is one of those phrases everyone in the industry uses and almost nobody explains. Is it just fertilizer? Weed killer? Someone showing up a few times a year to spray something? If you’ve ever wondered what you’d actually be paying for — and whether it beats buying bags at the store — here’s the honest, plain-English answer.
First, what it isn’t: a bag of fertilizer
The store-bought approach is one product, applied a few times, on a schedule printed on the bag. The problem is that the bag doesn’t know your lawn. It doesn’t know your soil’s pH, whether it’s starved of a specific nutrient, or whether you’re about to get hit by brown patch in July. It’s a guess — and a lawn treated on guesses tends to look fine for a while and then plateau or decline. A real program replaces the guessing with information.
It starts with a soil test — not a spray
The single most important part of our program is also the least glamorous: a $69 professional soil test. We pull samples and send them to a lab, and the results tell us your soil’s pH, nutrient levels, and what’s actually holding your lawn back. Central Virginia soil is usually clay-heavy and naturally acidic, but how acidic, and which nutrients are short, varies yard to yard. Everything else in the program is built on that report. A company that skips this step is treating your lawn the same way it treats every lawn — which is the bag-from-the-store problem with a truck.
What a full season actually includes
Our Soil Builder Program runs nine treatments over eight visits across the year. Rather than walk through every round, here’s what the program is doing across the season:
Weed control, both before and after. Pre-emergent applications early in the season help stop crabgrass before it ever germinates — the only reliable way to beat it. Post-emergent applications through the year manage the broadleaf weeds that break through. The goal is suppression and steadily thicker turf that crowds weeds out, not a single “kill everything” blast.
Feeding the soil, not just the grass. This is the heart of a soil-first approach. Bio-nutrients build the biology in the soil itself — the organic matter and microbial activity that let roots actually use what’s available. Fertilizer feeds the grass today; building the soil keeps feeding it for years.
Correcting pH with lime. Acidic soil locks nutrients away from roots, so you can fertilize all season and still have a hungry lawn. High-calcium lime brings pH into the range where nutrients become available. It’s the quiet fix that makes everything else work better.
Grub and armyworm prevention — included. Grubs and armyworms can destroy a lawn in weeks. Our program builds a pollinator-friendly preventer into Round 4, at no extra cost. Many companies sell this as a separate add-on; we think it belongs in the program.
Liquid aeration to close the year. The ninth and final treatment is a liquid aeration application that helps loosen compacted clay from within, setting the lawn up for the following season.

The optional upgrade: summer protection
Richmond summers are the hardest months for tall fescue — heat, humidity, and disease pressure all peak at once. Our Soil Builder Elite upgrade adds four treatments across May through August focused on exactly that stretch: rotating disease prevention, superior summer weed control, bio-nutrients, moisture management, additional lime, and extra monitoring. Most of our customers choose Elite, because summer is where lawns are won or lost.
What a program doesn’t promise
We’ll be straight about this because a lot of marketing isn’t. A treatment program manages weeds and disease — it doesn’t make them vanish forever, and anyone who promises that is overselling. It also can’t grow grass in deep shade, and it works far better paired with good habits on your end: mowing tall fescue at four inches or higher, watering deeply rather than often, and overseeding in the fall. Lawns improve on compounding, not events.
